Conservation Commission approves rebuild with isolated wetland variance

Conservation Commission · Meeting of January 8, 2026

Cohasset Conservation Commission approves wetland variance for Beechwood rebuild. The Commission voted 5-0 to grant a variance and issue an Order of Conditions for a home rebuild at 53 Beechwood Street, allowing work within a 25-foot buffer to an isolated vegetated wetland. James O'Leary's project includes demolition of the existing dwelling, construction of a new single-family home with a three-bedroom septic system (downsized from four), a pervious driveway, and native plantings.

The Commission also approved an Order of Conditions (4-0) for a new home at 259 Atlantic Avenue, filed by Susan Davis, within a coastal buffer and FEMA floodplain. Two Weathervane Builders projects at 40 and 46 Pond Street were continued to February 5 pending design alternatives documentation.
