Cohasset Zoning Board closes one retaining wall hearing, continues four others. Acting Chair Matthew Watkins oversaw approval of a draft decision for Andrew and Leslie Wise's special permit at 84 Gammons Road to construct retaining walls in the Floodplain and Watershed Protection Overlay District. Four applications were continued to March 2, 2026: 54-60 Beach Street (dock and pier for GSD Estate Nominee Trust), 76 Beach Street (dwelling expansion for Michael Bozzo and Justine Warwick pending revised site plans), and 159 Atlantic Avenue (pool and patio for Erin and Michael Ryan involving 5,200 square feet of coastal flood zone fill).
A use special permit hearing for 469 Jerusalem Road (RAJ, LLC) exposed a dispute over whether a secondary structure qualifies as a primary dwelling or accessory guest house, with Building Inspector John Hallin and the applicant's representative presenting conflicting legal interpretations that forced a continuance.
