Cohasset Zoning Board continued two special permit applications to October 5, 2026, pending legal review of new state zoning law. Chair David McMorris was re-elected unanimously and Lee Darst was unanimously elected Vice Chair. Town Counsel Carolyn Murray briefed the board on Chapter 40A changes, effective July 1, 2026, that fundamentally restructure variance review from hardship-based to practical-difficulty-based standards, expand protections for non-conforming structures, and extend zoning freeze protections to 24 months.
The board deferred rulings on Susan Wakeman Davis's application to expand a boat storage shed at 257 Atlantic Avenue and on Harry J. Judd Jr and Peter R. Mallen's application to construct an attached garage at 121 Jerusalem Road to allow consultation on how the new rules apply.
