Cohasset Planning Board continues South Main Street subdivision vote, seeks revised lot plan

COHASSET — October 1, 2025 — Cohasset Planning Board delays endorsement of a three-lot South Main Street subdivision over a disputed lot-frontage question. The board, meeting October 1 with four of six members present, heard engineer Gregory Morse present an Approval Not Required application on behalf of applicant Stephen Bjorklund for a proposal to divide two assessor's parcels totaling roughly 4.1 acres at 383 and 405R South Main Street into three single-family building lots. Town counsel Justin Parada argued that Lot Three, a rear parcel intended to be combined with two narrow access slivers labeled Parcel A and Parcel B, did not clearly show unified frontage on South Main Street as required under the ANR statute. Bjorklund contended the lot is buildable without frontage under Cohasset's Section 8.6 single-lot exemption, and that the narrow strip — which Chair Clark Brewer called "spaghetti" — was added only to satisfy the town's common driveway regulation. The board voted unanimously to continue the matter to October 15, with the applicant agreeing to submit a revised plan by October 2 removing interior boundary lines and extending the statutory 21-day ANR deadline to October 22.
