Common Driveway Application for Pond Street Fails to Win Planning Board Supermajority

COHASSET — August 20, 2025 — A common driveway application for two proposed single-family homes at 40 and 46 Pond Street failed at the Cohasset Planning Board's August 20 meeting after the motion fell one vote short of the required supermajority. The four-member board voted 3-1 in favor — with member Amy Glasmeier abstaining — but because only four of five members were present, all four votes were required for the special permit to pass. Applicant Curtis Webb of Weather Main Builders had proposed a 16-foot-wide shared driveway designed to keep pavement outside the site's 100-foot wetland buffer; town peer reviewer Patrick Brennan of PGB Engineering confirmed that all prior technical comments had been addressed. Public commenters Mary Jo Larson of 12 Virginia Lane and Rex Richardson of 60 Pond Street, representing a 25-abutter petition, raised concerns about concentrated stormwater runoff onto neighboring properties on Virginia Lane, where no drainage infrastructure exists along the road.
