Cohasset delays two Black Horse Lane piers pending marsh review

Conservation Commission · Meeting of June 11, 2026

Cohasset Conservation Commission stalls two Black Horse Lane piers over marsh erosion concerns. Engineer James Garfield of Morse Engineering presented dock plans for 70-74 and 66 Black Horse Lane that commissioners said crossed too much salt marsh and coastal bank; member Tom Bell called the proliferation of similar piers "ridiculous," and resident Ted Lubitz, of the Gulf River Association, said Black Horse Lane is "under siege" and argued the board has "the backbone to say no" under the town's wetlands bylaw. Both applications were continued to June 25 pending a site visit and shellfish-restoration research.

Separately, the commission voted 5-0-0 to tighten an enforcement order against a Howard Gleason Road property owner over unpermitted tree cutting, setting a July 12 deadline and authorizing fines, and approved a North Main Street garage expansion 4-0-0 while keeping an open enforcement action tied to Japanese knotweed in the buffer zone. Member William Ashton has resigned to focus on his new Select Board seat.
