Cohasset Conservation Commission unanimously approved Orders of Conditions for two new single-family homes within a wetland buffer zone at 40 and 46 Pond Street. Chair Chris McIntyre led the 4-0 votes closing months-long hearings for applicant Curtis Webb and Weathervane Builders, represented by engineer Taylor Corsano of Homestead Consulting Engineers and attorney Adam Brodsky. Key conditions bar all asphalt or bituminous concrete within the 100-foot buffer zone — a condition Commissioner Will Ashton called essential to prevent oil and pollutant runoff — and require the long-term maintenance plan for a roughly 70-foot retaining wall to be recorded with the Registry of Deeds.

Brodsky confirmed a pending Planning Board appeal over the shared driveway configuration has been stayed and will be dropped upon issuance of the Orders of Conditions. The commission also issued a Certificate of Completion for a 1991 dock permit at 30 Black Horse Lane, discovered during a property sale, after Conservation Agent Charlotte Pechtl reported the dock in general compliance with minor deviations.
