Planning Board OKs zoning changes, delays ledge permit

Cohasset Planning Board recommends zoning amendments, pauses a contested ledge-removal case for site visits. Chair Clark Brewer's board voted 5-0 to send three zoning bylaw amendments to Town Meeting, covering structure definitions, an outdated solar overlay district and new dimensional-table exemptions for accessory structures, after members warned the broadened language could unintentionally allow towers or bridges near property lines without real-world examples from Building Inspector John Hallen. On 159 Atlantic Avenue, the board closed a 90-minute public hearing on a 655-square-foot land-alteration special permit but continued deliberations to September 16, voting 4-1 with Clerk Birgit Schmidt-Wesche abstaining, after members including Amy Glasmeier and Deirdre Hobson pressed the applicant's team over unresolved ledge questions near a proposed swimming pool.
"It seems to me that digging a swimming pool without knowing exactly how deep it is puts you in a position where we haven't approved that, but it's going to be done anyway," Glasmeier said. The board also approved its August 19 minutes, 4-2.
